PUBLIC NOTICE NOTICE OF PUBLIC HEARING- CITY OF MEADVILLE Pursuant to the requirements of the Pennsylvania Municipalities Planning Code, the City of Meadville will hold a Public Hearing on August 16, 2017 at 5:45pm at the City Building located at 894 Diamond Park, Meadville, PA 16335 to review certain proposed amendments to its Zoning Ordinance, which amendments will be considered for approval by City Council at a Public Meeting immediately following the hearing. The proposed amendments DO NOT include any proposed changes to the current Zoning Map. The proposed Zoning Ordinance amendments involve modifications to the following sections: Article 1302 – Definitions; and Article 1306.01 – Accessory Uses and Structures, to allow for an accessory use or structure to be permitted on a related parcel by special exception. Specifically, the proposed zoning ordinance amendment, in summary, provides as follows: Article 1302-Definitions: will be amended to redefine “Accessory Use” and “Accessory Building” to include the italicized new language. • “Accessory use” means a use incidental to, and subordinate to and located on the same lot occupied by the principal use to which it relates. By special exception, an accessory use may be located on a lot that is within 50’ and separated from the lot occupied by the principal use to which it relates by a right of way, subject to provisions in Section 1306.01. • “Accessory building” means a subordinate building, incidental to and located on the same lot as the principal building to which it relates. By special exception, an accessory building may be located on a lot that is within 50’ and separated from the lot occupied by the principal use to which it relates by a right of way, subject to provisions in Section 1306.01. Article 1306.01- Accessory Uses: will be amended to allow for an accessory use or structure to be established/permitted if approved by the Board as a special exception, subject to the following provisions: (1) documentation of the area by gross area and/or gross floor area, as applicable; (2) if principal use is nonconforming, the accessory use shall be counted toward the maximum expansion limit for nonconforming uses; and (3) a consolidation deed, deed restriction or alternate statement approved by the City of Meadville shall be recorded with the deed(s) for the accessory parcel(s) detailing the relationship between the parcels; and any other conditions imposed by the Board in its discretion. All interested members of the public are invited to attend the public hearing and a copy of the ordinance will be available at the City Building in the clerk’s office for public inspection. 08/02,08/17
